Eviction Notice

A formal warning that begins the process of removing a tenant.

An eviction notice is the required first step before a landlord can file to remove a tenant — commonly a 3-day notice for unpaid rent or a 30/60-day notice to end a month-to-month tenancy. The exact timing and wording are set by state law, and skipping them can invalidate the eviction.

In practice

A “3-day notice to pay or quit” gives you three days to pay before the landlord can file in court.
